A tenant buildout is the work that turns leased commercial space into a space you can actually operate in. The landlord hands over a shell — bare floors, exposed structure, utilities stubbed to the space and no further. Everything between that and opening day is the buildout.

We handle it as one contract: space planning, mechanical, electrical and plumbing, framing, ceilings, flooring, millwork, finishes, permitting, inspections, and the certificate of occupancy at the end. Our framing, drywall, and finish carpenters are on our payroll rather than layered subcontracts, and Mo builds our millwork and casework in-house, which is how we hold a schedule when a landlord delivery date moves.

The reason that matters in Central Florida specifically is the rent clock. Your lease commencement date does not care that plan review took three weeks longer than expected, and this region has an unusual number of separate permitting authorities to get wrong — city building departments, five different counties, and in the Lake Buena Vista area a tourism oversight district that requires contractors to be registered with it before an application can even be submitted. We establish which one governs your address before we quote you a timeline.
